New Landlords often need help with properly setting up their rental property business.

They need to know where to advertise their properties, what forms should be used, what legal issues to be aware of, and how to structure things in order to maintain a profitable business.

In my experience, I have found that the news paper for instance brought the type of tenant that wasted my time. The first question they asked was “will you take less than your advertising”. If it wasn’t their first question, then when we got to the house to show it to them, that’s when the question of reducing rent came, and of course wasting more of my time.

Additionally, the cost of advertising in the newspaper was high when compared  to other means.

We use one of the online advertising media such as Rentalhouses.com. There are others out there like this, simply do a search on the internet for “rental houses” and you’ll find a few.

One caution here; make sure that the company you choose provides you with a full webpage and allows pictures.

What makes the difference is that you now get a whole webpage to advertise your rental property. You also get to post pictures of the property, and the best part is that you can “sell” the property to the prospective tenants by “telling the story” if you will about the property.
